We Look at the Roof
We get on the roof and we fly a drone over it, so nothing gets missed.

We look at your roof, show you photos of what we find, and give you your options. No pressure, and the decision stays with you.
Roofing, siding, gutters, skylights or insulation. Tell us what's going on and we'll be in touch to set up a visit.

We educate, we don't hard-sell. You'll know what's wrong, what it costs, and what your options are.

We get on the roof and we fly a drone over it, so nothing gets missed.

When accessible, we inspect attic spaces to limit the amount of surprises on the price. We check ventilation and intake too.

We walk you through what we found, with the pictures in front of you.

A repair option and a replacement option, with the price before any work starts. What you choose is up to you.

A free roof inspection is only worth an hour of your day if it's thorough. This is the list we work down on each visit, from the ridge to the gutters, and inside the attic when we can get in.
Every free roof inspection includes drone photos. The camera reaches the steep and awkward corners of a roof, and it hands you something better than a roofer's word: pictures of your own house.
A drone is one tool, not the whole job. We put a ladder up and walk the roof as well, then go through the pictures with you one at a time.
You don't have to wait for water on the floor. These are the moments Cincinnati homeowners most often ask us to come out.
Storm damage in this part of Ohio is mostly wind and fallen limbs. Hail is rare. Walk your property from the ground first, then have a roofer look. Ask for more than one opinion, and be wary of whoever knocks on your door first. If the roof is open, call us about emergency roof tarping. Our storm damage repair page explains the rest.
A stain means water is already inside. Let us find the entry point before anyone seals over it. Looking costs you nothing, and a wrong guess tends to make a leak harder to fix.
Has a home inspector flagged the roof? We can tell you what it truly needs. Buyers and sellers both call us for this, because photos and real prices settle an argument that a one-line note in a report can't.
The typical roof we replace has been up for two decades or longer. Roofs that age were built to an older code. Many have no ice and water shield at the edges and valleys, and 15% to 20% of the houses we work on have decking that no longer meets code. Knowing where yours stands lets you plan a replacement on your own schedule.
We run a dedicated repair division, so we have no reason to steer you toward the bigger job. If roof repair will do, that is what we'll recommend.
The grit on the face of a shingle is there to block the sun. Underneath it is asphalt, which is the part that sheds water. Once the grit washes off, sunlight breaks the asphalt down and the shingle stops shedding.
The decline happens in stages you can see. First the matting shows through. Next the surface takes on a crystallized look. Last comes bare fiberglass.
During a free roof inspection we photograph where your roof sits on that scale. You see the evidence for yourself, close up, without leaving the ground.

A free roof inspection should end with answers. Here is what ours ends with.
When the shingles still have years in them, we price the fix and our repair division does the work. We're glad to patch a roof that has life left.
For scale: a 15-square roof, roughly 1,500 square feet, with no wood to replace, runs about $10,000 to $14,000. A steep pitch, lots of separate slopes, skylights and chimney flashing all push the figure up.
When accessible, we inspect attic spaces to limit the amount of surprises on the price. With no attic access, decking is a to-be-determined until the old shingles come off. An average re-deck is $4,000 to $6,000.
Most homeowners finance a new roof, and our financing page has the terms. Curious about a ballpark before we visit? Build Your Roof prices your address from aerial imagery in about a minute. It measures surface area only, so treat it as a rough figure.
Yes. We charge nothing for the visit or for the estimate that follows, and you aren't asked to sign anything. We explain what we found and leave the decision with you.
Plan on 30 minutes to an hour.
It helps. We can look at the outside of the roof without you, but someone has to let us into the attic. If nobody is home, or the house has no attic door, the state of the sheathing stays an open question until we can see it.
Only when the roof calls for one. You get a repair option beside the replacement option, and we will talk you out of a new roof you don't need.
No. For minor damage we price the repair and leave insurance out of the conversation. Where a claim looks justified, we lay out how it might go and you choose. Our insurance claims page goes deeper.
You can get a ballpark. Build Your Roof gives good, better and best prices for your address. It can't see skylights, underlayment or the wood beneath, which is why a firm price takes a visit.
No. We are an asphalt shingle company, so we aren't the right call for those roofs.
Yes. Say so on the form at the top of this page so we know what to look at when we come out.
A new roof needs very little for its first 8 to 10 years, and the five-year mark is the earliest most are worth checking. Beyond that, have it looked at after a damaging storm and as it nears 20 years.
